CALISTO STAYS - TERMS & CONDITIONS FOR GUESTS
Effective Date: 21-04-2024
These Guest Terms & Conditions ("Agreement") govern all reservations made through CalistoStays.com, the global vacation rental platform operated by:
- Calisto LLC, a company registered in Wyoming, USA
- Calisto Grupo Ltd, a company registered in Dublin, Ireland
Depending on your currency and payment location, your reservation will be processed by either Calisto LLC (USD) or Calisto Grupo Ltd (EUR). These entities are your contractual counterparties and your only direct point of contact throughout your stay.
1. STRUCTURE OF YOUR BOOKING
By confirming a reservation with Calisto Stays, you agree to enter into two distinct but coordinated contracts:
1.1 Rental Agreement (with the Property Owner)
You agree to a temporary license-to-occupy agreement with the legal owner of the property (“Owner”). This agreement governs your right to stay in the property for the dates and terms specified at booking.
1.2 Guest Services Agreement (with Calisto’s Local Affiliate)
You enter into a separate contract for cleaning and support services with either:
- North Coast Vacations Inc. (Dominican Republic)
- North Coast Vacations Inc. (Spain)
These services are performed under an intra-company agreement with Calisto LLC or Calisto Grupo Ltd.
Liability for services is limited to gross negligence by the service provider.
2. CONTACT AND SUPPORT
Your designated Calisto Concierge, currently Alex Garcia, is your sole point of contact throughout your stay.

3. OCCUPANCY RULES
3.1. Maximum occupancy is two (2) guests per bedroom, unless otherwise authorized in writing.
3.2. Unauthorized guests or exceeding the occupancy limit may result in immediate termination or surcharges.
4. CHECK-IN & CHECK-OUT
- Check-In: After 4:00 PM
- Check-Out: By 11:00 AM
4.1. Early check-in and late check-out may be requested at least 24 hours in advance through Calisto Guest Services.
4.2. Unauthorized late check-outs will be billed at 200% of the normal rate.
5. CLEANING & PROPERTY CONDITION
5.1. The property will be professionally cleaned prior to your arrival.
5.2. Upon arrival, report any issues immediately to your Calisto Concierge. Failure to do so constitutes acceptance of the property’s condition.
5.3. Extra cleaning or mid-stay services can be arranged through Calisto Guest Services and are subject to a separate contract.
5.4. Temporary service interruptions (e.g., Wi-Fi, electricity, water) may occur and are not grounds for compensation or refund.
6. GUEST RESPONSIBILITIES
6.1. Use of Property: Residential use only. Keep the property in a clean and orderly condition.
6.2. Identification: You may be asked to provide a valid ID for local guest registration requirements.
6.3. Compliance: You are responsible for any violation of local laws or community rules, including noise, trash, or parking infractions. Fines will be charged to the payment method on file.
6.4. Pets: No pets are allowed unless explicitly approved in writing.
6.5. You are financially responsible for any damage, loss, or excessive cleaning that occurs during your stay. This includes missing or damaged items such as towels, keys, electronic devices, appliances, or furnishings. Associated costs will be billed automatically and may be deducted from your security deposit or charged to your payment method on file.
7. SERVICE ADD-ONS
7.1. Add-ons such as early check-in, late check-out, and mid-stay cleaning are available via Calisto Guest Services.
7.2. Each add-on is a standalone service contract billed separately.
7.3. All add-on services must be paid in full at the time of booking.
8. CANCELLATION & REFUND POLICY
8.1. Cancellations by Guest
- Cancellations made 30+ days before check-in: eligible for a full refund or Calisto Credit (at your discretion)
- Cancellations made less than 30 days before check-in: non-refundable
8.2. Refund Format: Refunds may be processed as Calisto Credits, which can be applied to any future reservation.
8.3. Force Majeure: No refunds will be issued due to events outside Calisto’s control (e.g., natural disasters, political unrest, airline delays). Travel insurance is strongly recommended.
9. PAYMENT TERMS
9.1. A 50% deposit is required to confirm your booking.
9.2. The remaining balance is due 30 days before arrival.
9.3. Any additional charges during your stay will be applied to the payment method on file.
10. LIABILITY & RELEASE
10.1. Calisto LLC / Calisto Grupo Ltd and the Property Owner are the only parties liable to you.
10.2. North Coast Vacations (DR or Spain) assumes no liability for your stay or belongings, except in cases of gross negligence during service delivery.
10.3. You agree to release and hold harmless all parties from claims or damages resulting from your stay, unless arising from willful misconduct.
11. ENTRY TO THE PROPERTY
Calisto and its local affiliates may enter the property for safety, maintenance, or inspection. Notice will be provided unless immediate entry is required.
12. SUBLETTING & UNAUTHORIZED USE
You may not assign your reservation, sublet the property, or allow unauthorized guests to stay.
13. DATA PRIVACY
Calisto complies with the General Data Protection Regulation (GDPR) and all applicable privacy laws.

14. GOVERNING LAW
This Agreement is governed by the laws of the Dominican Republic, regardless of the property location.
You agree to submit any disputes to the exclusive jurisdiction of the courts of the Dominican Republic.
15. ENTIRE AGREEMENT
This document constitutes the full agreement between you and Calisto for your stay.
Any changes must be in writing and confirmed by both parties.
16. DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made. Failure to comply may result in legal action to recover damages or outstanding amounts owed. If any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
